If this was a trail on a court of law, and one would have been on trail to defend a choice of property investment – it would have been a Class A challenge to defend the choice to purchase a scrap of land in the Windhoek municipal boundaries as opposed to Finkenstein. Consider the facts:
Price per square meter
Recently small plots of approximately 500sq meters were sold in Cimbebasia, Windhoek for a ballpark of N$650,000. That’s N$1,000 per square meter. Erven in Finkenstein (9,200 square meter average size, or put differently 18 times the size of the before-mentioned offerings) are available from N$ 550,000 – N$ 1,000,00 – N$ 70 to N$ 109 per square meter…. Ouch! If value for money would be the only consideration – game set and match for Finkenstein!
Security and Control
Finkenstein is a private town, outside of the jurisdiction of the City of Windhoek. This means that the Board of Trustees who manage Finkenstein, and who are elected by the home Owners, make the rules – (as opposed to the City of Windhoek) Furthermore – Finkenstein consists of only 222 private own title erven – and it is fenced in completely and patrolled by G4S Security. Much easier to police and manage from a security point of view! (As in contrast to many neighbourhoods closer to Windhoek) Furthermore – as can be expected – there are regulations governing the building of the dwellings to ensure optimal value adding to the estate and to ensure very pleasing aesthetics. |
Position, Position, Position
Ah! – The three most important considerations in the property investment. Finkenstein is only 10 minutes drive from the Windhoek CBD – 11 km from the main entrance to the Avis T-junction. It is on the Hosea Kutako main road.
Finkenstein borders the 7,000 ha farm Moltkeblick – and all residents have access to the last mentioned. A 1 km by 8 km green strip on Moltkeblick and Finkenstein is accessible by residents for purposes of hiking, bicycle and horse riding. There are no unsavoury settlements nearby that might take a modern view on property values and ownership – which makes for superb peace of mind at Finkenstein. Ponder the point – 222 owners on a 300 ha estate with access to ma mere 7,000 ha game farm that sports 19 species of game…. Need we labour the point?
There are no restrictions on Non-Namibians to purchase on Finkenstein. Streets are tarred. NamWater and NamPower supply the utilities - no improvisation in that regard.
One has to admit - Finkenstein makes economical, business and common sense, but in the end of the day – the decision remains an emotional one. Hence we would suggest that the prospective buyer, who needs to get away from the maddening crowd and who yearns for a substantially better lifestyle make an appointment and visit Finkenstein Nature Estate. One’s gut feel will be the ultimate judge, but be warned – there are only 49 stands left. Be prepared for a strong gut feel message! |
